A MUST know on Property Taxes as a new homeowner!

If you are a new homeowner you should know the following regarding The Annual Secured Property Tax Bill :

Property taxes are prorated between buyer and seller during escrow. Your portion as a new buyer starts the time escrow closes.

Property taxes are mailed out each year in October and it is your responsibility to pay it even if you don't receive a bill in the mail. 

Remember if you have an “impound account” your lender pays this bill for you. In this case, you will receive the annual property tax "information" statement. 

You should know your property Assessor’s Identification Number (AIN), so you can look up and pay your bill online 24/7 until 11:59 p.m. Pacific Time on the delinquency date.

If you did not receive your Annual Secured Property Tax Bill by November 1, you may request a copy by calling the Treasurer and Tax Collector’s automated Substitute Secured Property Tax Bill Request Line at (213) 893-1103.  

The 1st installment payment is due on November 1 and becomes delinquent on December 10.

The 2nd installment payment is due on February 1 and becomes delinquent on April 10.
